  • The notaire sells his clients properties and the purchaser pays him an emolument for the negotiation.

Maître FERRANT's office is based 20 minutes north of Angoulême, in the lively village of ST ANGEAU. Our team of nine people, including two notaires, three clercs, a sales negotiator (clerc négociateur), an accountant and two receptionists, is here to provide you the best advice.

The property market constantly varies according to its environment, the offer and the demand.

Negotiating their clients property is a traditional service given by the notaire throughout the sale process.

The properties for sale vary between a renovated house, a modern house, a house to renovate, a barn to convert, a building plot, a ruin…

A property on the market usually gets sold within 3 to 6 months. Any longer than that, then the vendor has to consider that he overpriced it or that it is a difficult property to low.

 

Our sales department is able to give you a thorough estimate of your property in order to optimize its sale.

 

The different stages of the negotiation :

 

VISITING THE PROPETY

During his visit, the negociator will take lots of information in order to give to the potential purchasers as much details as possible prior to their visit.

The vendor will have to provide some documents such as the original deeds, the.different taxes, the permit, ….

The negociator will take some pictures, some measurements, will analyse the environment, if some material and appliances are out of date and the services connected to the property.

 

THE VALUATION 

Through the backlog MIN (Marché Immobilier des Notaires), where all notaires register the sales ocurred, the negociator will be able to estimate the property according to the value of the market. With the vendor, they will then be able to fix a reasonable price to put the property on the market.

 

THE SALES MANDATE

The conditions for the sale of the property have to be written into a contract that all vendors have to sign.

 

MARKETING THE PROPERTIES 

Our office take in charge the advertising of the properties and decide, according to the property itself, which support to use.

To optimize the chance of selling, we have an internet site both in French and English.

 

PURCHASE OFFERS

They would always be presented to the vendor in receipt order, regardless of the price offered. They would them be followed either by the vendor's acceptance, conter offer or refusal.

 

SELLING THE PROPERTY 

The negociation work will then stop when the original contract is signed. This is the official agreement between the vendor and the purchaser which would list all the conditions requested. The final contract would then take place when all the conditions have been respected.
